Why Greenhouse Vents Quit: A Shop-Floor Guide to Spotting a Failing Motor
Before you replace anything, here is how we work out whether the motor, the linkage, or the controller is the part that actually let you down.
A greenhouse vent has one job: open when it gets hot, close when it cools down. When it stops doing that, the plants tell you first. You get wilting by noon, condensation that never quite clears, and that heavy, still air you can feel the second you step through the door. Most people walk in assuming the motor died. Sometimes it did. Just as often the motor is perfectly healthy and something around it gave up first.
After years of pulling these units off glasshouse roofs, we have learned to slow down before reaching for a replacement. A wrong guess here is expensive, and it usually leads to the same failure a season later. So here is the way we think it through.
The three things that actually fail
Almost every “dead vent” call we get comes down to one of three parts:
- The motor or actuator — the unit that does the pushing.
- The linkage and arms — the mechanical bits that turn the motor’s travel into an open sash.
- The controller or thermostat — the brain that decides when the motor should move.
Knowing which one let go saves you from buying a part you never needed. And the order matters. A stiff or seized arm will quietly cook a good motor over a single summer, so swapping the motor without freeing the linkage just buys you a repeat of the same problem.

Motor, linkage, or controller?
Once you know what passed and what failed, this is the path we follow on site:
- Disconnect the motor and work the vent by hand. If it is stiff or stuck, fix the mechanics first — everything else is downstream of that.
- Put a meter on the motor leads while the system calls for open. Power present but no movement points squarely at the motor. No power means the fault is upstream.
- Trace it back to the controller. A thermostat that never changes state, or a relay that chatters, will starve a healthy motor of its signal.
- Only after the first three come back clean do we condemn the motor itself. By then we are sure, not guessing.
When the motor really is done
Sometimes the verdict is simple: the windings are open, the gearbox is full of grit, the unit is older than the gardener. When that is the case, the match matters far more than chasing a bigger horsepower number. The right replacement comes down to the sash weight, the travel you need, and how the original mounted.
On a lot of older glasshouses we still find the factory gear in place. For smaller ridge vents, the compact 311 motors are a common like-for-like swap. Heavier sashes want something with more torque and a longer stroke, which is where a sturdier actuator earns its keep.

Questions we get asked a lot
My motor hums but the vent won’t budge. Bad motor?
Usually not. A hum with no movement almost always means the motor is straining against a seized linkage or a sash that has swollen into its frame. Free the mechanics first and the hum often disappears.
How long should a vent motor last?
On a well-maintained house, fifteen to twenty-five years is normal. The ones that die young are nearly always fighting a stiff linkage or sitting in standing condensation.
Can I just fit any motor that pushes hard enough?
Power is the easy part. Stroke length, mounting, and how it ties into your existing controller matter just as much. A mismatched unit will work for a week and bind for a year.
